Put a Team on Your Side at Miller Law Group, P.C. [2011-06-15]

Sign here. That will be $200.

Such is the extent of your representation if you let a title company handle the closing of your home mortgage. Imagine taking on what is probably the largest financial obligation of your life without an attorney to protect your interests, just because you think you may save a few hundred dollars. By law, title companies are not allowed to even explain the legal document. And title company agents represent the title company, not you.

According to Larry Miller of the Miller Law Group, P.C., the difference in the cost of having a title company handle the closing and that of having an experienced attorney on your side can be negligible.

“When a title company says they can close a loan for $200, they often neglect to disclose other fees, such as fax charges, travel expenses and document preparation,” the Charlottesville attorney explained. “When it’s all said and done, the difference is often quite slim, generally only $50 or $60. It’s a misconception that you can save a significant amount of money by using a title company.”

And the Miller Law Group, P.C., formerly Larry L. Miller, PC, has an entire team devoted to giving you the best representation possible. Larry, with 30 years of experience, and Tracy Banks are the attorneys working with Valerie Luevano, Real Estate Coordinator; Alfred Wilson, Bankruptcy Manager; Sandy Miller, Business Manager and Mary Elizabeth Schwab, Legal Assistants; and Candice Shaver, Graduate Law Clerk. Together, the team examines every detail of the contract and closing papers. If anything is not as you expected, they advise you of your options and work with you for a solution. A title company has no authority to advise on any matter.

And years down the road, when questions about an easement may arise, for example, the Miller Law Group will be on hand to protect your interests while the title company may or may not even exist.

“Anyone can watch you sign documents, “Miller stated. “Only a lawyer can explain to you what you signed.”

In addition to a new name, the Miller Law Group, P.C. has a brand new office location at 485 Hillsdale Drive, Suite 341. The convenient location offers plenty of parking and easy access. “We decided to change our name because we really are a team, a family, so to speak,” Miller remarked.

The Miller Law Group, P.C. is well versed in all real estate transactions including purchases, sales, refinance, short sales, foreclosures, reverse mortgages and, gifts. The firm also handles chapter 7 and chapter 13 bankruptcy cases as well as family law, foreclosures, garnishments and warrants in debt.

“We also work with families on wills and trusts,” Miller said. “We do lots of incorporations and general legal work.”

In recent years, real estate transactions and financing laws and regulations have become infinitely complicated. It is not unusual for a snag to arise at least once during the process. If it does, make sure an attorney like Larry Miller is on your side of the table.
